Mold spores exist in outdoor air everywhere, all the time. Some amount of that mold drifting indoors through doors, windows, and HVAC systems is completely normal and unavoidable. So the real question behind mold testing isn’t “has mold entered my home,” it’s what type of mold is present, and at what concentration compared to what’s naturally outside.
That distinction matters. A home with common outdoor mold species at low, expected levels is not a concern. A home with elevated levels of water-associated mold species like Stachybotrys or Chaetomium is a very different conversation, and usually points to an active moisture problem somewhere in the structure. Our job is to tell you which situation you’re actually looking at.
How Mold Testing Works
Air Sampling
We use a calibrated air sampling pump to capture a sample from each area of concern, plus an outdoor control sample so results have a real baseline for comparison.
Surface Sampling (If Needed)
If we find visible staining, discoloration, or suspected growth during the inspection, we can also take a swab or tape lift sample directly from the surface.
Lab Analysis
Samples go to Sporecyte’s accredited lab, where AI-assisted imaging analyzes 100% of each sample and a certified analyst confirms the findings.
Your Report
You receive a clear report identifying the specific mold species found in each area, how they compare to the outdoor sample, and what, if anything, needs further attention.

Air quality testing looks broadly at particulates and allergens in the air. Mold testing is more specific: it identifies exactly which types of mold are present in a home and at what concentration, compared against an outdoor control sample. The question isn’t whether mold has entered the home, since mold spores exist in outdoor air everywhere. The question is what kind of mold is present indoors and whether the type or amount points to a moisture problem.
Why does it matter what type of mold is in my home?
Different mold species point to different causes and different levels of concern. Some mold types are common outdoor species that drift indoors in harmless amounts. Others, like Stachybotrys or elevated Chaetomium, are strongly associated with ongoing water intrusion and are taken far more seriously. Identifying the specific species and comparing indoor levels to the outdoor baseline is what tells you whether there’s an active problem worth addressing.
How does Bent Nail collect mold samples?
We use a calibrated air sampling pump to pull air through a capture cassette in each area of concern, along with an outdoor control sample for comparison. Depending on what we find during the inspection, we may also take surface samples with a swab or tape lift from any area showing visible growth or staining.

What do the results actually tell me?
Your report breaks down the specific mold species found in each sampled area, measured in spores per cubic meter, and compares those numbers directly against the outdoor control sample. It also includes actual microscope images of what was found. If levels or species suggest a moisture problem, the report will note that and recommend next steps.
How long does it take to get mold testing results?
Sporecyte offers next-day and same-day turnaround in most cases, so results are typically available quickly enough to fit within a standard real estate closing timeline.
What happens if elevated or concerning mold is found?
The EPA has not set formal regulatory limits for airborne mold, so results are evaluated by comparing indoor levels and species against the outdoor control sample. If a sample shows a strong indication of a mold or moisture problem, we recommend having a qualified mold remediation professional perform a more detailed assessment of the affected area.
Do I need a full home inspection to schedule mold testing?
No. Mold testing can be scheduled on its own and doesn’t require a full home inspection. If you’re already scheduling an inspection with Bent Nail, mold testing can easily be added to that visit.
